[ WHAT WE DO ]
Solution-based consulting.
From fire brigade liaison and Regulation 129 and 187 processes to navigating adjoining property protection, we support stakeholders through complex compliance milestones. Our services span Building Appeals Board submissions, strategic compliance advice, and consultant building surveyor roles where statutory surveyors cannot operate.
[our SERVICES]
Our services include performance solutions for:
Fire Brigade Consulting

At both the building permit and occupancy stages, certain fire service non-compliances require formal approval from Fire Rescue Victoria (FRV):

Building Permit Stage (Regulation 129): Non-compliant fire service items are identified and documented in a Fire Engineering Brief, reviewed by FRV, and finalised in a Fire Engineering Report before approval is sought.

Occupancy Permit Stage (Regulation 187): Mandatory FRV consent is required before a building can be legally occupied. This often occurs under tight deadlines, with thorough documentation reviews and site inspections focused on life safety compliance.

- Plan early and engage proactively with FRV
- Ensure installations match approved designs
- Compile complete, compliant documentation
- Coordinate between all stakeholders to minimise delays

With strategic management, we streamline the process, protect timelines, and secure approvals for safe, compliant, and timely occupancy.
Daylight (Natural Light)

We provide alternative compliance strategies where natural light access is limited due to:

-Undersized or fewer windows than required by DtS provisions
-Light court restriction for habitable rooms in multi-storey buildings
Ventilation

Our solutions support indoor air quality when natural ventilation methods fall short, including: Single-sided window placement (no cross-ventilation), Mechanical ventilation or hybrid systems (e.g., exhaust fans, stack systems), and Small residential carparks with natural ventilation
Head Height Clearances

We prepare justifications and design responses where services or architectural constraints affect vertical clearances: Reduced floor-to-ceiling heights, and Intrusions from essential services (e.g., sprinkler systems, ductwork, lighting)
Occupant Amenity (Toilets & Showers)

We assist projects where strict amenity ratios cannot be achieved due to space, use-type, or functionality:

- Fewer showers provided than specified in DtS, particularly in gyms and recreational facilities
- Reduced toilet numbers in low-use or highly controlled environments
- Assessment of actual user demand versus prescriptive fixture counts
